Our build specifications and criteria Each of our properties is unique and tailored to the tastes of the purchasers. We have a general guide of build specifications listed below. Our advertised properties have met with a stringent criteria: namely they are built to a standard that we at www.vineyeardvillage.com perceive as being of good or excellent quality construction and finishing. Also that each property under construction or available for sale has Title Deeds or that Specific Performance procedures are available to our purchasers. It is also our company policy to carry out background checks verifying legal ownership. We build our own properties and have extremely close ties to trusted developers and ensure that only expert craftsmen are used during the construction of your property. We take great care to safeguard your interests and our reputation, so it is of paramount importance that we satisfy your requirements and fulfil our obligations. ![]() SANITARY FITTINGS: The bathrooms can be finished to the client's taste. Shower/bath, toilet bowl and cistern, washbasins, mirror, accessories and taps – total budget per bathroom and WC not to exceed 510 Euro. EXTERNAL DOORS AND WINDOWS: All to be finished in colour of the client's choice or wood effect. Front door to be aluminium, finished to a design of the client's choice. Patio doors and windows will all have a substantial wooden lintel embedded in the stone previously treated with oil and wood preserver. Double glazing will be fitted throughout. Patio doors to be of a sliding design. .INTERNAL DOORS: Internal doors of a softwood design, all single finished to client's choice of colour supported on wood frames with good quality accessories. Budget for door handles and knobs up to 17 Euro and 1,70 Euro each respectively. FIREPLACE: To be finished in a stone design of the client's choice subject to the architect’s approval. ![]() HEATING: Gas central heating boiler, pump and timing clocks to be housed in an external boiler room with adequate radiators throughout subject to architect’s advice. POOL: A liner swimming pool of 8 x 4 metres shall be constructed with a stamped concrete surround up to a maximum coverage of up to 80 square metres.Pumps will be housed in a self-contained unit as unobtrusively as possible. One underwater light for pool. Two sets of metal steps. If the client requires Roman steps this will incur an additional charge of 1445 Euro plus VAT. GENERAL LANDSCAPING: General outdoor lighting on patio area as per client's preference. Suitable lighting above front and rear external doors. Outdoor shower connected to soak away. Adjacent cold water supply near pool (see architect’s drawings). Parking area to be of hard standing, compacted ground with a shingle covering or, if necessary a 3.5 x 5m concrete base (architect to advise). Pergolas over patio areas. Client to designate an area for barbecue and builder to provide provision for water, electricity and lighting. Final cost – TBA. Irrigation to the area in close proximity to the property. Compacting and surfacing of approach road and maintenance of the same until the local municipality lay the already-agreed concrete surface. Gravel/shingle to all areas in close proximity to the property as per architect’s drawings. Terracotta style roof tiles to be fitted to client's design. The boundary to be clearly marked by steel roods which clearly depict the boundaries of the property via topographical survey. If the clients require perimeter fencing or stone walling, price TBA. |
![]() SAMPLE BUILD SPECIFICATIONS GENERAL STRUCTURE: Steel reinforced concrete frame, floors and roofing. Special provisions for earthquake-resistant building. External walls constructed of hollow clay bricks of thickness 10-25cms and stones 15 to 30cms thickness. Internal walls constructed of hollow clay bricks of thickness 10cms. The client will choose the finishing mortar colour for stone finishes. PLASTERING: Externally all surfaces are of stone, rendering or combination of stone and rendering and painted to colour of client's choice. Internally all walls and partitions will be finished with three coats of cement plaster with the exception of internal stone wall and fireplace. Partition walls to be made of hollow clay brick, rendered. Ceiling will be with concrete fair face and painting. WALL FINISHES: All bathroom and WC walls will be finished in coloured porcelain tiles of client's choice up to a purchase price of 13,50 Euro per square metre and to a height of 210-220cms. Part of kitchen walls between worktops and cupboards to a height of 40-50cms to also be finished in coloured porcelain tiles of client's choice up to a purchase price of 17 Euro per square metre. All other wall areas will be painted with stabiliser and then two/three coats of emulsion paint. FLOOR FINISHES: Quality ceramic tiles to all areas including balconies and verandas up to a value of 17 Euro inside and 13,50 Euro outside. EXTERNAL STAIRCASE TO ROOF GARDEN: Concrete and covered with porcelain tiles as per the client's choice. Granite can be fitted as an extra from 13,50 Euro per square metre fitted price. BUILT-IN FURNITURE: Fitted wardrobes in bedrooms. Carcasses are wood and melamine. Doors to be made of MDF which will be painted to the client's taste or to a finish of similar value. KITCHEN: Worktop and cabinets as per architect drawings but can be changed to suit client's taste. Burner, oven and relevant fittings as per client's requirements. Extractor hood, double drainer, synthetic sink and granite worktop of client's choice. Plumbing and space for dishwasher can be arranged to the client's taste. Kitchen budget: Double sink drainer – 200 Euro; taps and fittings – 85 Euro; granite - 135 Euro per running square metre fitted. ![]() WATER SUPPLY: Hot and cold water in kitchen and bathrooms provided by solar heating and a pressure pump. Back-up immersion heater supplied and fitted. Exterior water provisions (standpipes) as per architect’s drawings. ELECTRICAL INSTALLATION: Complete installation with adequate lighting and power points in every room. Four sockets in each room and six in kitchen. Ample sockets for telephone and television throughout. All lights will be terminated on a single rose with bulb, with the exception of the bathrooms which will have a round globe as well. AIR CONDITIONING: 9,000 btu units for each bedroom. 12,000 btu x two or 28,000 btu x one for kitchen/lounge area. ![]() DURATION OF COMPLETION: 14 MONTHS (It is anticipated that the property will be completed 2-3 months earlier, weather permitting.) SPECIAL CONDITIONS: SUBJECT TO ARCHITECT’S ADVICE AND TOWN PLANNING REGULATIONS: The developer promises wherever possible to employ the services of the same craftsmen that have already built similar properties such as those seen by the client during his inspection trip of May 2007 upon which he's based his expectations of receiving a similarly high standard. |
